If your home is insured with Citizens Property Insurance Corporation and your policy includes wind coverage, Florida law requires you to carry a separate flood policy. The final phase takes effect January 1, 2027, when the requirement applies to all remaining Citizens personal residential policies, regardless of home value. Citizens does not sell flood insurance, so you need a policy from the National Flood Insurance Program (NFIP) or a private flood insurer. Kite Insurance Agency in Pensacola can quote both.

Condominium unit-owner policies, tenant contents (renters) policies, and policies that exclude windstorm or hail coverage.
Your flood dwelling limit must equal or exceed your Citizens Coverage A. If the NFIP cannot offer that much, Citizens accepts the NFIP maximum you qualify for: $250,000 building coverage in the regular program, or $35,000 in the emergency program. Since a 2024 law change (HB 1503), you only need flood coverage on the dwelling. Contents coverage is not required to meet the Citizens rule, though we usually recommend it.
A completed Policyholder Affirmation Regarding Flood Insurance (form CIT FW01), plus your flood declarations page, or a copy of a submitted flood application with proof of payment if the policy is still pending.
New NFIP policies generally have a 30-day waiting period before coverage starts. Private flood waiting periods vary by insurer. If your Citizens renewal is on or after January 1, 2027, start your flood quote now so proof is ready before renewal.
Private homeowners insurers are not required to ask for flood insurance for eligibility, so a private offer that looks more expensive may cost less once you add a required flood policy. We can compare both for you.
The City of Pensacola holds a Class 7 Community Rating System rating, which gives a 15% discount on NFIP flood policies for properties inside city limits (source: City of Pensacola).
